Repair Or Replace?

Your heating or cooling system is one of the most expensive components of your home. 

It's not always easy to know whether your should repair or replace your home's cooling and heating system, especially if you're facing an emergency situation. While there's no hard-and-fast rule, there are some important considerations to keep in mind as you make your decision:

Age of Your System

Air conditioners and heat pumps last an average of 10 to 12 years. If your equipment is within these ranges, expect more repairs in the future.

Outdated Technology

Technology changes all of the time. This is as true for your HVAC system as it is for your phone. By replacing aging equipment, you'll be able to take advantage of smart new features and increased efficiency's  that can save you money on your utility bills. 

Cost of Repairs

As a rule of thumb, Consumer Reports recommends replacing a product when repairs exceed 50% of the cost of a new one.

Freon

Freon laws change every year. The EPA has addressed the concerns of R-22 and the ozone layer.

R-22 is being phased out and will be no longer available after 2020. The freon that is now being used in new systems is R-410A. R-22 is hard to get and very expensive, so if you have an older unit that uses R-22, and it breaks down, your best option is to replace your unit with a system that uses the EPA compliant freon R-410A.

How To Know What Size Air Conditioner To Buy

Choosing a new air conditioner can be overwhelming and confusing. Today's blog will help you understand the terminology used by HVAC contractors when making your purchase.

The following three items are of the most important:

1. Heat Load - Critical- Too small and it will not cool your home. Too large and it will cost too much to run and make your compressor work too hard. Homes "gain" heat from many sources: windows, electronics, appliances and the sun beating on your roof. The sum of these sources is known as the Heat Load, and is expressed in BTU's. 1 Ton = 12,000 BTU's. All Air Conditioning Contractors should do a heat load on your home before installing your new unit. The tonnage of the unit must be greater than the heat gain.
2. SEER Rating - Air Conditioning manufacturers are required by law to rate their equipment by energy efficiency. This rating is known as SEER or (Seasonal Energy Efficiency Rating). The higher the SEER, the more energy efficient. Higher SEER air conditioning systems are more expensive, but will make up the difference in your energy bills. You can save as much as $50 a month with the highest SEER. In the chart below you can see your yearly savings.

Five Tips For Preparing Your HVAC System For Summer Vacation

School is out and it's summer vacation time! As you are readying for your vacation to the beaches or mountains, prepping your air conditioning system is the last thing on your mind. There are a few important ways to keep your HVAC system running smoothly. The last thing you want is to come home to air conditioning problems. Below are 5 Tips to prep your HVAC system so you can enjoy your vacation:

• Raise the Thermostat- While your away, you want to ensure your HVAC system is keeping your home comfortable. Raising the thermostat will save you energy and prevent future repairs. In general, it is a good idea to keep the thermostat set at 85 degrees. If you have a programmable thermostat, you can set it to a more comfortable temperature on the day you are arriving home. 

          Do not turn your air conditioning system off! To understand why, you need to understand that             one of the things air conditioners do is remove humidity. The humidity should no more than             50% . More than that and you run into problems with mold, musty odors, peeling paint and                warped furniture.

• Surge Protection - You never know when you might lose power at your home. Especially here in Florida with the onset of hurricanes in the summer months. If there is a power outage, your HVAC system could be damaged. Installing a surge protector will put your mind at ease with the knowledge your a/c system is safe. Most people know they should change their air conditioning filter, right? But it's not high on our list of priorities. Changing your filter should be a priority and here's why:

Dirty air filters reduce air flow- As a filter becomes clogged, it reduces the air flow, causing the fan motor to work harder. This results in more energy use, causing higher electric bills.

Dirt builds up inside the unit- This causes such problems as dirty coils which can make them freeze up. Frozen coils block air flow, causing your unit to work harder to try and cool your home. There are a few telltale signs it's time to consider replacing or improving the performance of your Air Conditioning System. It's time to call a professional if any of the following apply to you:

• Your Air Conditioner or Heat Pump is more than 10 years old. Consider replacing your unit with a system that has a high efficiency rating. Seer ranges from 14 - 20. The higher the SEER the more efficient it will be.  This can save you as much as 15% on your energy bill.

Why Your Air Conditioner is Freezing Up and What To Do About It

If your air conditioner is freezing up, you will know immediately. If your house is suddenly warm in the dog days of summer, this could be the problem.


What To Do If Your Air Conditioner Freezes Up

• Shut off the system to avoid risking damage to the compressor.
• While you wait for the ice to melt, find the condensate drain and make sure it isn't plugged.
• The un-thawing process can take up to 3 hours.
• Once the ice is melted, turn the air conditioner back on. It should start cooling your home immediately.

What Causes an air conditioner to freeze up?

There are several things that can cause this:

• Dirty Air Filter: Restricted air flow is the culprit frequently. It is extremely important to change or clean your filter once a month.
• Low refrigerant levels: Whether you have a leak, or the freon was overcharged at installation, low freon can make the evaporator coil to cold. Call an air conditioning company to fix the leak, or to have the refrigerant recharged according to manufacturer directions.
• Drainage Problems: When hot humid air blows across the evaporator coil, the coil removes heat and moisture from the air. In humid areas like Florida, this can turn into condensation within the air conditioner. In normal circumstances, the water drips into the drain pan and out of a floor drain. If something blocks the drain, the backed up water freezes all the way back to the coil.Check the drain pan weekly in the summer to make sure the water is dripping into the pan.

Why You Should Have A Planned Maintenance Contract On Your Air Conditioning System

Air Conditioners and heat pumps that receive regular maintenance can maintain up to 95 percent of their efficiency, however for every year that they are not maintained, they can lose 5 percent of their efficiency. The Coils (indoor and outdoor) if dirty are two key pieces that can have a negative effect on the entire comfort system.
